homes, Gemini/twin, and apartment style attached units range in price from
about $45,000 to $600,000 with golf and lake properties fetching premium prices
as do homes in Rancho Estates, originally a horse area with acre plus
lots. The barns and garages in Rancho
Estates now house “horseless carriages” instead for a number of antique and
classic car collectors and enthusiasts.
Located within minutes of
Loop 101 with speedy access to I-10, Sun City enjoys close proximity to
entertainment and sports venues in the West Valley
including the AZ Cardinals Football Stadium, Jobing.com Arena, home of the

Property Sales
November Property sales were 128, up 10.3% from 116 in November of 2011 and 11.1% lower than the 144 sales last month. November 2012 sales were at their highest level compared to November of 2011 and 2010. November YTD sales of 1,772 are running 22.5% ahead of last year’s year-to-date sales of 1,447.
Prices
The Median Sales Price in November was $93,750, up 20.3% from $77,950 in November of 2011 and up 0.3% from $93,500 last month. The Average Sales Price in November was $103,154, up 15.6% from $89,201 in November of 2011 and up 1.2% from $101,893 last month. November 2012 ASP was at a mid range compared to November of 2011 and 2010.
Inventory & MSI
The Total Inventory of Properties available for sale as of November was 548, up 8.9% from 503 last month and down 25.0% from 731 in November of last year. November 2012 Inventory was at its lowest level compared with November of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2012 MSI of 4.3 months was at its lowest level compared with November of 2011 and 2010.
Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for November was 55, down 25.7% from 74 days last month and down 41.5% from 94 days in November of last year. The November 2012 DOM was at its lowest level compared with November of 2011 and 2010.
