Property Sales
November Property sales were 628, down 7.4% from 678 in November of 2011 and 6.1% lower than the 669 sales last month. November 2012 sales were at a mid level compared to November of 2011 and 2010. November YTD sales of 7,395 are running 11.8% behind last year’s year-to-date sales of 8,384.
Prices
The Median Sales Price in November was $145,500, up 36.7% from $106,400 in November of 2011 and up 5.8% from $137,500 last month. The Average Sales Price in November was $167,551, up 30.2% from $128,712 in November of 2011 and up 7.7% from $155,512 last month. November 2012 ASP was at the highest level compared to November of 2011 and 2010.
Inventory & MSI
The Total Inventory of Properties available for sale as of November was 1,589, up 1.7% from 1,562 last month and down 13.4% from 1,834 in November of last year. November 2012 Inventory was at its lowest level compared with November of 2011 and 2010. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The November 2012 MSI of 2.5 months was at its lowest level compared with November of 2011 and 2010.
Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer’s market, a downward trend a move towards more of a Seller’s market. The DOM for November was 42, up 7.7% from 39 days last month and down 31.1% from 61 days in November of last year. The November 2012 DOM was at its lowest level compared with November of 2011 and 2010.
